PROJECT DOSSIER

The project in detail.

Architectural Design Description – Integrated Mixed-Use Transit Hub

Concept Overview

The project is envisioned as a Transit-Oriented Development (TOD)—a dynamic urban hub where transportation, commerce, healthcare, and business seamlessly converge.

The design revolves around a central mobility spine (Metro Station), acting as the heartbeat of the development, surrounded by iconic circular and organic architectural forms that create a landmark destination.

Master Planning Strategy

  • The project adopts a radial + linear planning approach:
    • Linear محور: Metro line and station
    • Radial clusters: Mixed-use buildings organized around central plazas
  • Clear zoning ensures:
    • Efficient movement
    • Functional separation
    • Strong visual identity
